Fish Island mixes homes with workshops, studios and other workspaces. Tower Hamlets’ planning guidance for Hackney Wick and Fish Island describes “a wide mixture of sites in a range of employment uses”, alongside newer residential development. That mix changes how repairs get arranged. Voltify Contractors provides property maintenance in Fish Island as part of its documented E3 coverage, for homes and working spaces alike, and the first question is usually not which trade you need but who is responsible for the repair.
Who arranges the repair depends on the space
| Type of space | Who usually arranges repairs | What to check |
|---|---|---|
| A flat you own | You, for what is inside your flat; the freeholder or managing agent for the structure and shared parts | Your lease, which sets out which pipes, walls and windows belong to the flat |
| A flat you rent | Your landlord or letting agent, for wiring, plumbing and fixed fittings | Report the fault before booking anything; landlords and agents can instruct the work directly |
| A studio, workshop or office on a commercial lease | It varies: some leases make the tenant responsible for most repairs, others keep them with the landlord | The repairing clause, and whether alterations such as new sockets or lighting need the landlord’s consent |
| A live/work unit | Depends on the lease or ownership, which may combine residential and business terms | The lease or agreement, plus any building rules on access and working times |
| Stairs, corridors and other shared areas | The landlord, freeholder or managing agent | Report faults to them rather than booking a repair yourself |
Fire safety duties in workspaces and shared areas
For business premises, and for the common areas of buildings with several homes, fire safety law gives duties to a “responsible person”. GOV.UK explains that this can be an employer, owner, landlord, occupier or anyone else with control of the premises, and for shared residential areas it is the landlord, freeholder or managing agent. They must carry out and regularly review a fire risk assessment and maintain the fire safety measures in place.
If you run a workspace, it is worth checking whether a repair touches anything that assessment relies on, such as a self-closing door, emergency lighting or the way cables pass through walls, and telling whoever holds the assessment before the work goes ahead.
Planning work around a working day
- Power. Electrical repairs mean switching off at least one circuit. Save work, shut down computers and equipment, and know what else runs from that circuit, such as fridges, kilns or chargers.
- Water. In a building with several units, turning off the supply may affect your neighbours as well, so confirm which valve serves your space.
- Timing. Standard working hours are 7am–5pm, Monday to Friday. If a job cannot interrupt opening hours or a deadline, say so when booking so the disruptive parts can be scheduled sensibly. Out-of-hours emergency call-outs are for faults that cannot wait, and are priced differently.
- Access. Shared entrances, loading areas and key-holders can hold a visit up. Arrange access in advance and let neighbouring units know if there will be noise.
Changes to the outside: the conservation area
Parts of Fish Island are in the Fish Island and White Post Lane Conservation Area, which the planning guidance says marks a concentration of heritage assets and the historic interest of the canals. Planning in the area used to be handled by the London Legacy Development Corporation, but its planning functions ended on 1 December 2024 and passed back to the local boroughs. Before changing windows, doors, external lighting or signage, check with Tower Hamlets planning and, for business premises, with your landlord. Repairs inside the building, such as plumbing, electrics and decorating, do not normally need planning permission, although a listed building is treated differently.
