Most repair call-outs start as something small that nobody noticed: a split bead of bathroom sealant, a smoke alarm with a flat battery, a tap that has dripped for months. Voltify Contractors provides property maintenance in Stratford Marsh as part of its documented Stratford and E15 coverage, including plumbing, electrical, appliance, decorating and handyman work. This page sets out a simple upkeep plan you can follow yourself, and shows which checks should lead to a booked visit.
A simple upkeep plan for your home
None of these checks needs special tools. Put the monthly ones in your calendar and do the rest when the seasons change.
| How often | What to check | What to look for | If it fails |
|---|---|---|---|
| Monthly | Smoke and heat alarms | Press the test button. GOV.UK fire safety guidance says to test alarms at least monthly. | Replace the battery, or the whole unit if it is a sealed alarm. Mains-wired alarms need smoke alarm installation. |
| Monthly | Sink, bath and shower wastes | Slow draining, gurgling or smells | Clean the trap and plughole. If it keeps returning, book a plumbing visit. |
| Every 3 months | Bathroom and kitchen sealant | Gaps, sealant lifting from the tiles, or black mould that will not clean off | Cut out and re-seal. Repeated failure can point to movement or a leak behind the tiles. |
| Every 3 months | Taps, toilets and under-sink connections | Drips, a cistern that refills on its own, or a damp cupboard base | Washer, cartridge or valve repair |
| Every 6 months | Alarm covers and extractor fans | Dust build-up. The same GOV.UK guidance suggests vacuuming smoke alarms every six months. Check fans still clear steam. | A fan that has stopped or runs weakly may need repair or replacement. |
| Every 6 months | Washing machine and dishwasher hoses | Bulges, cracks or damp behind the appliance | Replace the hose or valve and reconnect the appliance. |
| Yearly | Stop valve | Turn it off and back on so it does not seize | If it is stiff or weeps, have it replaced before you need it in a hurry. |
| Yearly | Alarm batteries and age | GOV.UK advises changing one-year batteries every year and replacing ten-year alarms every ten years | Replace the battery or alarm. |
| Yearly | Walls, woodwork, grout and door seals | Scuffs in hallways, cracked grout, sticking doors or draughts | Touch up, re-grout or adjust before small damage spreads. |
Where a DIY check should stop
Testing, cleaning and swapping a battery are jobs for the occupier. Stop and book help when a check leads you towards any of these:
- Wiring. Replacing a mains-wired alarm, an extractor fan or a light fitting is electrical work, not routine upkeep.
- A stop valve that will not turn. Forcing it can snap the spindle and leave you with a leak you cannot isolate. Plumbing services can replace a seized valve.
- Sealant that fails within months. This usually means the bath or tray is moving, or water is already getting behind the tiles. Re-sealing again will not fix that.
- Anything involving water you cannot stop, a burning smell or scorch marks around a socket. These need attention now, not at the next routine check.
Turning a list of small faults into one visit
A round of upkeep checks often turns up several minor jobs at once: a dripping tap, a tired bead of sealant, a hose that needs replacing and a door that catches. Rather than booking each one separately, keep a list and arrange them together through handyman and property maintenance. Appliance jobs such as reconnecting a washing machine after a hose change come under appliance installation, and scuffed walls can be added to the same visit as painting and decorating work.
The documented standard minimum call-out is £80 for the first hour, and the final price depends on the work involved. Grouping small jobs means they share one call-out. Standard working hours are 7am–5pm, Monday to Friday. For the urgent problems listed above, out-of-hours emergency call-outs are available at different pricing.
