Docklands is a broad name rather than a single neighbourhood, and the properties it describes sit in more than one postcode. Voltify Contractors provides property maintenance in the Docklands across the E14 and E16 parts of its documented coverage, including plumbing, electrical work, painting and decorating, appliance installation and handyman repairs.
If the property is in a newer building, one question is worth answering before any repair is booked: is this a defect the builder should still put right, a problem with the building that the managing agent handles, or ordinary maintenance that is yours to arrange?
Builder’s defect, building issue or maintenance?
Many new homes are sold with a structural warranty. Under NHBC’s Buildmark cover, for example, the builder is liable to put right defects reported to them during the first two years, and insurance for defects in specific parts of the home follows for the next eight. Neither period covers wear and tear, gradual deterioration or a failure to maintain the property. Other warranty providers set their own terms, so check the documents that came with your home.
| What you notice | Where it usually goes first |
|---|---|
| A fault in something the builder installed, noticed within the first two years — a badly hung door, a leaking joint under a new sink | The developer or builder, under the warranty |
| A problem in the shared parts of the building — communal pipework, corridors, the entry system, the main supply | The managing agent or freeholder |
| Wear, accidental damage or something you want changed — a worn tap, a blown light fitting, new shelves, a TV bracket | Yours to arrange, through plumbing, electrical or handyman services |
| Water you cannot stop, or an electrical fault that feels unsafe | Make it safe first — emergency call-outs are available out of hours — then report it to whoever is responsible for the source |
If a problem may still be the builder’s responsibility, report it to them before paying for a repair yourself, as fixing it privately could make it harder to claim.
Putting things up in modern flats
Many newer flats have plasterboard partition walls on timber or metal studs rather than solid masonry. That changes how a TV bracket, shelf or heavy mirror needs to be fixed: the right fixing depends on how the wall is built and the load it has to carry, and cables and pipes can run through partitions where you might not expect them. Checking the wall before drilling is part of doing the job properly.
TV mounting, shelving, blinds, curtain poles and furniture assembly all sit under handyman and property maintenance. In a managed building, check your lease for restrictions on drilling into particular walls before booking.
Other work across E14 and E16
In newer kitchens, appliances are often built in behind matching cabinet doors, so replacing one is a little more involved than swapping a freestanding machine. Appliance installation covers washing machines, dishwashers, ovens, hobs and integrated appliances. Redecorating before a let, a sale or a move-in is handled by painting and decorating, and leaks, taps, lighting faults and tripping circuits go to the plumbing and electrical services linked above.
Which part of the Docklands are you in?
Voltify Contractors has separate pages for several neighbourhoods in and around the Docklands, each covering points specific to that area: Canary Wharf for flats, offices and managed buildings, Limehouse for listed buildings and conservation areas, Canning Town for rented homes under Newham’s licensing rules, and the Royal Docks for fire doors and other work in blocks that needs the managing agent’s approval. The areas we cover page lists everywhere else.
Booking, hours and cost
Standard working hours are 7am–5pm, Monday to Friday, and the documented standard minimum call-out is £80 for the first hour. Final pricing depends on the work, materials and time involved, and out-of-hours attendance is priced differently. When you get in touch, mention the building’s access arrangements — concierge sign-in, parking, a service lift — and whether the home is still within a builder’s warranty period.
