If you are looking for property maintenance in Mile End because of mould on a bathroom ceiling or behind a wardrobe, the order of work matters. Painting over mould without dealing with the moisture behind it rarely lasts. Voltify Contractors covers Mile End as part of its documented E3 coverage, and the most useful thing this page can do is help you work out where the damp is coming from, who should fix it, and which trade is needed.
Find the source before treating the mould
Damp and mould inside a home usually come from one of three places. Each points to a different kind of fix.
| What you notice | Likely source | Who usually deals with it |
|---|---|---|
| A damp patch that keeps growing, often near pipes, a bath, shower or the ceiling below a bathroom | A leak from pipework, a seal, a waste or an appliance connection | Plumbing repairs, or your landlord or managing agent if the leak comes from another flat or communal pipes |
| Black spotting on cold walls, window reveals and corners, worse in winter; streaming windows | Condensation that is not being ventilated away | Electrical services to repair or replace a failed extractor fan, plus changes in how the room is heated and aired |
| Damp on an outside wall that gets worse after rain, or near gutters, a flat roof or a window frame | Water getting in from outside through the building’s fabric | Usually the property owner, freeholder or managing agent, who may need a roofer or specialist rather than the services on this page |
If it is not obvious, look at the pattern. Condensation tends to appear in the coldest, least-ventilated spots and in rooms where steam is produced. A leak usually produces a defined patch that stays damp regardless of the weather or season.
Ventilation is often the missing piece
In kitchens and bathrooms, an extractor fan that has failed, been switched off at the isolator, or is too weak for the room lets moisture settle on cold surfaces. Checking the fan actually runs, and clears steam within a reasonable time, is a quick first test. A fan that hums without moving air, or does not come on with the light when it should, is a job for an electrician rather than a decorator.
If you rent from the council or a housing association
Social housing tenants in England are covered by Awaab’s Law. It requires social landlords to investigate significant damp and mould hazards within 10 working days of becoming aware of them, and to make the home safe within 5 working days of that investigation finishing. Emergency hazards, such as a major leak or a dangerous electrical fault, must be investigated and made safe within 24 hours.
If this applies to you, report the problem to your landlord using its usual repairs contact, with photos and as much detail as possible, including anyone in the household whose health could be affected. Arranging your own contractor for a repair your landlord is responsible for may mean the cost is not reimbursed.
Private renters are not covered by Awaab’s Law, but damp caused by leaks or disrepair is normally still the landlord’s responsibility, so tell the landlord or letting agent first. Landlords and agents can instruct Voltify Contractors to investigate and put it right.
Redecorating once the cause is fixed
Only redecorate once the leak has been repaired or the ventilation improved, and the wall or ceiling has had time to dry out. After that, painting and decorating can clean down the affected area, deal with stains that bleed through ordinary emulsion, and repaint, using a paint suited to kitchens and bathrooms where appropriate. Blown plaster, swollen skirting or damaged boxing can be repaired in the same visit through handyman and property maintenance.
Booking, hours and cost
Standard working hours are 7am–5pm, Monday to Friday. Water coming through a ceiling or an electrical fault near a leak should not wait: out-of-hours emergency call-outs are available at different pricing. The documented standard minimum call-out is £80 for the first hour, and the final price depends on the cause and the work needed to fix it. Call 020 3411 1855 or email info@voltifycontractors.co.uk to describe the problem.
