Drilling, chasing and sanding are rarely quiet, and in a terrace or a block of flats the people next door hear most of it. Voltify Contractors provides property maintenance in Bow Common as part of its documented E3 coverage, including plumbing, electrical work, painting and decorating, appliance installation and handyman jobs. This page covers the part of a job most guides skip: how the work affects your neighbours, and what is worth sorting out before it starts.
How everyday jobs reach the home next door
| Job | What neighbours notice | Worth doing first |
|---|---|---|
| Shelves, a TV bracket or curtain poles on a shared wall | Drilling noise and vibration through the wall | Tell them roughly when it will happen, and check the fixing points are clear of pipes and cables |
| New or moved sockets cut into a shared wall | Noise and dust from chasing | Usually minor work under the Party Wall Act (see below), but plan the noisiest part for a sensible time |
| Turning off the water in a block of flats | In some buildings one valve serves more than one flat | Ask the managing agent or building management which valve controls your flat before the visit |
| Replacing a toilet, basin or shower | Noise, and a risk of water reaching the flat below if a connection fails | Connections should be tested before anything is boxed in; ask the neighbour below to mention any sign of water |
| Sanding and painting | Dust and paint smell in shared hallways | Keep the work inside your home, and get permission before painting anything communal, such as your front door’s outer face |
| Removing a chimney breast or cutting into a party wall for a beam | Structural work that can affect their side | Needs party wall notice and usually a structural engineer; this is outside the maintenance services on this page |
Noise: what counts as reasonable timing
Bow Common is in Tower Hamlets. The council’s noise control page lists DIY noise before 8am or after 8pm among the problems it can investigate. For building sites, its Code of Construction Practice sets noisy-work hours of 8am–6pm on weekdays and 8am–1pm on Saturdays, with none on Sundays or bank holidays. Those site rules are not written for small jobs inside a home, but they are a fair guide to what neighbours will expect.
Voltify Contractors’ standard working hours are 7am–5pm, Monday to Friday. If noise is a concern, ask for the quieter parts of the job, such as isolating supplies, preparation and fitting, to come first, with drilling or chasing later in the morning. A short note to the neighbours saying when the work is happening and roughly how long the noisy part will last prevents most complaints.
The Party Wall Act and small jobs
The Party Wall etc. Act 1996 deals with work that could affect a wall, floor or boundary you share with someone else. The GOV.UK explanatory booklet gives examples of work that may be too minor to need notice: drilling into a party wall to fix plugs and screws for ordinary wall units or shelving, cutting in to add or replace recessed wiring and sockets, and removing old plaster and replastering. It adds an important condition. If the work could weaken the wall or damage the neighbour’s side, notice should be served anyway, and notice for work to an existing party structure must be given at least two months before it starts.
Most maintenance falls on the minor side of that line. Heavy fixings, deep chases in a thin wall, or anything that removes part of the wall deserve a closer look first. If you own a leasehold flat, check your lease as well, since many include rules on alterations and noise.
Which trade handles which part
Leaks, new taps, toilets and waste pipes are plumbing work. Moving sockets, adding lights or tracing a circuit that keeps tripping come under electrical services. Shelving, TV mounting, door adjustments and small repairs are booked as handyman and property maintenance, and filling, sanding and repainting afterwards is painting and decorating. Connecting a new washing machine or dishwasher is appliance installation. If one visit covers several of these, describe the whole list at the start so the noisy tasks can be grouped together rather than spread across several days.
Arranging a job in Bow Common
When you get in touch, say whether the property is a house or a flat, which walls or floors are shared, and whether the building has a managing agent. The documented standard minimum call-out is £80 for the first hour, with the final price depending on the work and materials. A leak you cannot stop or an electrical fault that feels unsafe outside standard hours can be handled through emergency call-outs, which are priced differently.
