A lot of property maintenance is not one urgent fault but a list: a room that needs repainting, a door that sticks, a new dishwasher to fit, a light fitting to swap before tenants move in. Voltify Contractors provides property maintenance on the Isle of Dogs as part of its documented E14 coverage, taking in decorating, general repairs, plumbing, electrical work and appliance installation — so a mixed list can be planned as one piece of work rather than split between several firms.
Doing several jobs? Get the order right
When a flat or house needs more than one kind of work, the sequence matters. Doing things in the wrong order is one of the most common reasons freshly painted walls end up being patched again.
- Hidden work first. Fix leaks and pipework through plumbing, and sort out faulty sockets, new switch positions or lighting changes through electrical services. These jobs can disturb plaster and paintwork.
- Then repair the surfaces. Fill cracks, repair damaged walls, and adjust doors and trim. This kind of work sits under handyman and property maintenance.
- Decorate. With repairs finished and surfaces prepared, painting and decorating can be done once, properly.
- Fit and fix last. Appliances, TV brackets, shelves, blinds and flat-pack furniture go in after decorating so they are not in the way and do not get marked. Appliance installation covers washing machines, dishwashers, ovens, hobs and integrated appliances.
Not every project needs all four stages. But if you are planning more than one, sharing the full list up front makes it easier to agree a sensible order and avoid repeat visits.
Planning exterior work on the Isle of Dogs
Parts of the Isle of Dogs are designated conservation areas. Tower Hamlets Council has published appraisals for the Island Gardens conservation area at the south of the Island and the Coldharbour conservation area on its eastern side. In conservation areas, planning controls are more extensive than normal, and the council encourages people to consult it early about proposed work.
In practice, that means checking with Tower Hamlets Council’s planning service before booking exterior work that would change how a building looks — a new colour on a front elevation, or replacement external doors, for example. Interior decorating and repairs are not affected by conservation-area status, although different rules apply if a building is listed.
If you live in a flat, the exterior is usually the freeholder’s responsibility under the lease, so outside decoration is normally arranged through the freeholder or managing agent rather than by individual flat owners.
Between tenancies and before a move
Landlords and letting agents often need a property turned around between tenants: a repaint, minor repairs, a replacement appliance, and a check that taps, lights and sockets all work. The same order applies — fix, repair, decorate, then fit — and because the property is usually empty, it is a good moment to get everything done in one go. Owners preparing to sell or move in can use the same approach.
Timing, cost and booking a visit
Standard working hours are 7am–5pm, Monday to Friday. The documented standard minimum call-out is £80 for the first hour; the final cost depends on the work involved, the materials needed and how long the job takes. If something cannot wait — water you cannot stop, or an electrical fault that feels unsafe — out-of-hours emergency call-outs are available at different pricing.
To discuss your list of jobs, call 020 3411 1855 or email info@voltifycontractors.co.uk. It helps to include photos of the rooms or items involved and to say whether the property will be empty or occupied.
